Bringing home a House of Payne English Bulldog is a commitment—and a partnership. Our process is designed to ensure transparency, compatibility, and responsible placement. Here’s how to get started:


Step 1: Review Our Pricing & Sales Contract/Health Guarantee


Before joining our waitlist, take the time to review our Pricing  and Sales Contract and Health Guarantee to make sure we’re the right fit for your family. We believe in direct, upfront communication about what to expect—including cost, policies, and the realities of owning an English Bulldog.


We do not guarantee specific colors, markings, or traits. Puppies are priced individually based on a number of factors, and all are sold with a spay/neuter agreement unless breeding rights are approved in advance.


Step 2: Video Interview


At House of Payne English Bulldogs, we take the responsibility of placing our puppies in the right homes very seriously. We are committed to ensuring that every life we bring into the world is welcomed into a healthy, loving environment. For this reason, we conduct interviews with every potential family before confirming a reservation. A video interview is required before we accept a deposit or add you to our waitlist. This helps us ensure our puppies are placed in homes that are prepared, informed, and aligned with our values.


The interview gives us the opportunity to learn more about your lifestyle, expectations, and experience with the breed—and gives you the chance to ask detailed questions about our program and care standards. This is not just about us vetting you—it's also your opportunity to ask questions, learn more about our program, and ensure our values align. We want you to feel confident, informed, and fully prepared for the commitment of bringing home an English Bulldog.


Interviews typically take 20–30 minutes and are scheduled at your convenience.


Why We Do This

English Bulldogs are not the right fit for every home. They require ongoing health care, structure, and a commitment to responsible ownership. Our goal is to ensure that every puppy is matched with a family who is prepared for the realities—not just the aesthetics—of the breed.


Step 3: Join the Waitlist (Reservation Process)


As our breeding program has grown, we’ve updated our reservation process to better serve families and streamline how puppies are placed. We now use a universal waitlist system that gives every prospective buyer a clear path to selection based on deposit order, rather than trying to manage multiple lists across different litters.

This approach simplifies the process, increases transparency, and ensures everyone understands exactly how puppy reservations work at House of Payne English Bulldogs.


Deposit

To join our waitlist, a $500 non-refundable deposit is required. This deposit goes toward the final purchase price of your puppy and locks in your place in line.

We no longer accept reservations for specific litters. Instead, all reservations go onto one master waitlist, which applies to all current and future litters.

Note: The deposit is non-refundable, except in the event that no litters are produced within 12 months of your deposit being received. In that case, you may request a full refund in writing.


Waitlist Placement and Priority

Your place on the waitlist is determined by the date your deposit is received and acknowledged. When we have a new litter and puppies are ready to be offered, we reach out to families in order of the waitlist. There is no jumping the line and no uncertainty about your place in the process. When it's your turn, you’ll be contacted directly with available puppy options.


Puppy Selection

When it’s your turn on the waitlist, we will contact you directly to schedule an appointment to meet the available puppies in person. During this visit, you’ll be able to interact with the puppies, review their individual traits, and make your selection. Prior to your appointment, we will share photos, videos, pricing, and details of the puppies so you can start considering your options in advance. If you do not find a puppy that feels like the right fit, you may pass and hold your place in line for the next available litter—there’s no penalty or loss of position, provided you’re within your 12-month selection window.


12-Month Right of Refusal

You have 12 months from the date of your deposit to select a puppy. During that time, you may pass on as many litters as needed. If no selection is made within that 12-month period, your deposit is forfeited, and your place on the waitlist is removed. This policy helps keep our list accurate and ensures puppies are being offered to active, ready homes.


What to Expect – and What We Don't Guarantee

We do not guarantee:

  • Color or markings
  • Gender
  • Size or weight
  • Specific pricing availability in any given litter
  • Immediate availability


While preferences can be noted, we do not breed to fulfill color or cosmetic requests. Our focus remains on producing healthy, well-structured, temperamentally sound dogs. Rare colors may appear naturally in our litters due to the genetics of our bloodlines, but they are not promised.

Step 4: Bringing Your Puppy Home


Puppies are ready to join their families between 8–10 weeks of age, depending on their development and veterinary clearance. Pickup is scheduled in advance, and the remaining balance is due at the time of pickup—we do not release puppies without full payment.


Each puppy leaves our care:

  • Up-to-date on vaccinations and deworming
  • AKC registration paperwork
  • And a full welcome-home kit to ease their transition
